- Support the company to manage the capital expenditure for development based on forecasting activities
- Participate in the development of the 5 year Strategic Business Plan
- Develop the business case for identified projects and undertake detailed feasibilities to support detailed recommendations to Senior Management, including authoring the business case for each and every option including providing clear recommendations in respect of next steps
- Evaluate demographics, market and site conditions and analyze competition
- In conjunction with the company and Group Finance depts. obtain construction financing and formulate exit strategies, establish financial merit metrics & reports (pro forma, budget, profit, risk etc.)
- Develop and maintain relationships and networks with brokers/agents, Municipal representatives, commercial/institutional lenders, private equity sources to facilitate effective long-term relationships and create a positive position for the company
- In conjunction with the Company Leasing team negotiate terms and conditions of new and existing real estate leases; review contracts for accurate representation of agreement, timelines, easements, signage rights and costs; for those projects relating to existing buildings, ensure vacant possession is obtained
- Work cross functionally with legal, design, construction and operations to achieve real estate development goals
- Continually keep abreast of market and industry trends, economics and legal parameters
- Review and monitor projects plans aimed at improving financial and operational performance of the business development
- Work with key internal and external stakeholders, including Group companies, and provide targeted and analytical thinking to develop project operations strategy that will deliver appropriate operational efficiencies and commercial returns
- Ensure strategy is supported by analysis
- Lead and manage the production of reports and presentation on development strategy and performance
- Establish and maintain schedule baselines and ensure project control mechanisms are in place to monitor performance
- Work with others in the projects team to formulate procurement plans and strategies with briefs and scopes for consultants
- Review overall project status with the Project Management team and recommend corrective action where necessary
- Liaising with design teams to co-ordinate design, planning and budgets
- Monitoring the business plans throughout the projects and reporting progress back to the board/investors
- Produce master execution plans for each scheme
- Reviewing design changes during the development, ensuring that they follow specific approval processes
- Generating investor update reports
- Procuring insurance policies with the finance team
- Reviewing monthly invoices to ensure that they reflect cash flow
- Chairing development meetings as required and ensuring issues are resolved
