Mission/Function of Role:
To lead the management, development, performance and continuous improvement of all Property related activities including Property Management; Property Development; Asset Strategy & Review; Property Projects including Environment and Energy Management and Building Services Engineering. Responsible for the planning and implementation of construction projects and maintenance activities in new and existing YBA Kanoo property in his region
Key Responsibilities and Accountabilities:
1. Supervises the consultant design for implementation of SHB related requirements
2. Reviews preliminary, prefinal and final design drawings, BOQ and tender documents
3. Obtains and reviews bids to ensure unit price is as per the approved amount and color/ finishes as per SHB standard
4. Supervises construction/renovation of all in-house design for all disciplines
5. Reviews and recommend progress payments for consultants/ contractors/suppliers
6. Prepares quarterly, half yearly and yearly projects progress reports and assists in preparation of budgets
7. Oversees activities of maintenance team for electrical, plumbing and carpentry works at his region.
8. Responsible for handling stand-by generator sets, HVAC, UPS, Energy Savings Device, Safety and Security, Central Monitoring system upgrade, installation of elevators, transformers and switchgear
9. Reviews and evaluates design drawings for electro-mechanical in coordination with consultants/ contractors/suppliers
10. Renews, implements and executes preventive maintenance contracts for HVAC, Signs, Fire Extinguisher, Fire/Security and CCTV system, FX Boards, Generator sets, UPSs and elevators
11. Initiate proposal, bidding, evaluation and recommendation for renewal of preventive maintenance contracts
12. Prepares/recommend maintenance development ideas, improvements, procedures and systems for the benefit of maintenance dept and premises dept., as a whole.
13. Has to prepare bids and proposal for the prospective clients to expand business operations.
14. Responsible for filling the vacant premises time to time and to decide the rent on a competitive rates as per concurrence from EGM-Prop.
15. Responsible for ensuring that the premise is a safe place for the tenants to live or to work.
