• Carrying out the day-to-day functions of Residential & Commercial Sales & Leasing either independently or in conjunction with other sales/leasing Consultants. • Follow up and execute organizational goals to ensure increment of the market share and profitability of the product and / or services.• Obtain Agent Seller and Agent Buyer agreements from property owners and prospective buyers in place so as to initiate the transaction.• Act as an intermediary in negotiations between buyers and sellers over property prices and settlement details, and during the closing of sales. • Compare a property with similar properties that have recently sold, in order to determine its competitive market price.• Generate lists of properties for sale, their locations and descriptions, and available financing options, using market intelligence. • Assisting property owners in valuing an accurate price for their property. • Interview clients to determine what kinds of properties they are seeking.• Guiding clients to ensure a smooth transition of sale.• Liaising with your agent team mates and Managers to achieve the best possible results and service. • Taking photos of the property and assist on marketing materials. • Present purchase offers to sellers for consideration.• Follow up on all paperwork as necessary and ensuring that accurate and up to date information is available. • Evaluate documents such as representation contracts, purchase agreements, closing statements, deeds and leases.• Stay up beat with information. Maintain knowledge of real estate law, local economies, fair housing laws, and types of available mortgages &financing options • Review property listings, trade journals, and relevant literature, and attend conventions, seminars, and staff and association meetings to remain knowledgeable about real estate markets.• Accompany buyers during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting.• Arrange meetings between buyers and sellers when details of transactions need to be negotiated.• Conduct viewings post conducting due diligence on the property in question• Evaluate mortgage options to help clients obtain financing at the best prevailing rates and terms and assist the client for financing of property purchases.• Appraise property values, assessing income potential when relevant.• Maintain awareness of growth possibilities of the area where a property is located• Coordinate property closings, overseeing signing of documents and disbursement of funds.• Ensure smooth transaction while executing RERA formalities.
